In his latest video series, Burns & Co licensed estate agent Adriano Aiello heads around Mildura to explain recent sales and how they came to be.

Adriano said the sale of 12 Canberra Avenue, Mildura showed why pricing is so important.

“Five per cent over – lots of inspections, no offers,” he said.

“Making that correction, the result comes.”

16 Victor Avenue: The market determines the value


16 Victor Avenue, Mildura was listed as an auction property but had so much interest, it sold BEFORE auction day.

“We removed the price, the market determined the value,” Adriano said.

“(We received) three genuine offers (and) it was sold prior to auction.”

Adriano said a great result in the sale of 1 Merle Court, Mildura was achieved by “getting everything right”.

“Wonderful location, presentation perfect, pricing correct, exceptional marketing campaign … SOLD within three days,” he said.
